Developer launches sales for private club community in Wellington

The group behind a massive luxury residential and private club community under development in Wellington has launched sales for the project’s first 49 estate homes, with prices starting north of $10 million.
The Wellington is slated for a total of 253 residences, a private members club with high-end amenities, a championship golf course and a town center-style mixed-use district, all on 400 acres, at 13410 S. Shore Blvd.
That’s near the Wellington International equestrian facility, which the developer, Wellington-based Wellington Lifestyle Partners, also owns.
The residences at The Wellington will include 151 estate homes, 47 townhomes, 50 condominiums and five farms.
The estate homes – for which sales have now been launched – will range from four to eight bedrooms on lots that span from 0.5 to 1.2 acres. Each will come with a swimming pool.
A representative of Wellington Lifestyle Partners told the Business Journal there will be four models of homes for sale. Prices for the smallest residences, at 5,494 square feet, will start at $10.4 million, while prices for the largest residences, at 9,214 square feet, will start at $17.5 million.
The first estate homes are slated to be delivered in December 2028, together with the club amenities.
The Wellington’s first homebuyers are expected to be club members, while non-resident club memberships could be made available in the future, the spokesperson said.

Meanwhile, the mixed-use portion, dubbed The Marketplace, would add 68,000 square feet of retail and restaurants, 49,000 square feet of offices and an 80-suite luxury hotel.
Wellington Lifestyle Partners – which includes billionaire Jeff Skoll, Bahamas-based Tavistock Group division Nexus Luxury Collection, longtime equestrian developer Mark Bellissimo and United Arab Emirates-based Modon Holding – broke ground on the first phase of The Wellington in March. Other investors in the project include golfers Tiger Woods and Ernie Els, along with singer Justin Timberlake.
New York-based Workshop/APD, Atlanta-based D. Stanley Dixon Architect and Celebration-based Geoffrey Mouen Architects designed the residences, while David McLay Kidd oversees the golf course component.
“The launch of sales at The Wellington represents an important milestone in bringing to life a vision that has been years in the making,” said Douglas McMahon, CEO of Wellington Lifestyle Partners and senior managing partner of Nexus Luxury Collection.
Speaking with the Business Journal earlier this year, McMahon said he believed The Wellington will appeal to people who work near the coast but want to live in a bedroom community with golf access.
Wellington has seen a surge in developer interest in recent years amid a broader wealth migration to Palm Beach County and South Florida as a whole. Other major projects in the pipeline in the village, long known as an equestrian hub, include a mixed-use development by West Palm Beach-based Related Ross on a 71-acre site formerly known as K Park.
Related Ross is expected to construct 320,000 square feet of retail and restaurants, 90,000 square feet of offices, a 180-room hotel and 15 condos on the eastern portion of the development site. The western portion is slated for a new private school for up to 1,700 students.
